What a good roofing quote needs

  • Roof area in square metres and the material: Colorbond profile and colour, or tile.
  • Strip and dispose of the old roof, and who handles it if it's asbestos.
  • Sarking or anticon, insulation and re-battening.
  • Flashings and penetrations: vents, flues, skylights.
  • Gutters, fascia and downpipes by the metre or each.
  • Safety: scaffold or edge protection, priced as its own line.

On every roofing quote

Licence
Include on the quote: Contractor licence number (and roof plumbing licence where your state has one).
Whether you need a licence depends on your state and what the job is worth. In NSW you need a contractor licence and a written contract for residential building work over $5,000 inc GST. In Queensland a QBCC licence is needed for building work valued over $3,300. Other states set their own rules, so check your regulator before you quote. Some states license roof plumbing separately.
Compliance
Old fibro and some old roofs contain asbestos. Under the model work health and safety laws, removing more than 10 square metres of non-friable asbestos needs a licensed removalist; check your state regulator and put it on its own line.
Deposits on home building work are capped by state law: 10% in NSW; in Victoria 10% under $20,000 and 5% at $20,000 or more; and in WA builders can't ask for more than 6.5% on contracts from $7,500 to $500,000.
GST
If you are registered for GST, Karven adds 10% once and shows one total inc GST. If you are not registered, there is no GST line. More in GST on quotes.
Deposit
Sheets are rolled to order, and on a re-roof that's thousands of dollars before you climb up. Set your deposit % once (within your state's cap for home building work) and they pay by card when they accept, or with your bank and PayID details.

    Measure the plan area and allow for the pitch, or use roof plans if you have them. Quote per square metre of actual roof area.

  • Should scaffold be its own line?

    Yes. It's a real cost on most roof jobs, and listing it shows the customer why the price is what it is.

  • How do I quote an old asbestos roof?

    Removal over the limit in your state's work health and safety laws must be done by a licensed asbestos removalist. Quote it as its own line, yours or your removalist's price.

  • Can I offer new gutters as an extra on a re-roof?

    Yes. Mark gutters, fascia and downpipes optional and the customer can tick them when they accept.
