What a good carpentry quote needs
- Sizes: square metres of deck or floor, lineal metres of balustrade or skirting, number of doors.
- Timber species and grade, because that's the first thing that moves the price.
- What's underneath: footings, subframe, levelling, engineering.
- Removing the old deck, floor or doors, and the tip.
- Permits or engineering for pergolas and raised decks where council wants them.
- Finish: oiled, painted or left raw, and whether it's in the price.

On every carpentry quote
- Licence
- Include on the quote: Contractor licence number (where your state requires one).
- Whether you need a licence depends on your state and what the job is worth. In NSW you need a contractor licence and a written contract for residential building work over $5,000 inc GST. In Queensland a QBCC licence is needed for building work valued over $3,300. Other states set their own rules, so check your regulator before you quote.
- Compliance
- In NSW, jobs over $5,000 inc GST need a written contract, and variations must be in writing.
- Deposits on home building work are capped by state law: 10% in NSW; in Victoria 10% under $20,000 and 5% at $20,000 or more; and in WA builders can't ask for more than 6.5% on contracts from $7,500 to $500,000.
- GST
- If you are registered for GST, Karven adds 10% once and shows one total inc GST. If you are not registered, there is no GST line. More in GST on quotes.
- Deposit
- Deck timber and hardware get ordered the day they say yes, so a deposit is normal. Set your % once (within your state's cap for home building work) and they pay by card when they accept, or with your bank and PayID details.
- Example: the sample job above is $5,412.00 inc GST, so the 10% deposit is $541.20.
- Variations
- Lift the old boards and find the bearers need replacing? Add a variation on the accepted quote with the replacement and the price, and the customer signs it on the link before you rebuild.

How carpenters usually price a job
- Decks and floors are priced per square metre, with stairs per tread and balustrade per metre added on.
- Doors and trim go per item: each door hung, each metre of skirting and architrave.
- Small repairs are hourly with a minimum. Say what the minimum is.
- Material choice swings the price more than your labour. Show the options instead of choosing for them.

How do I fit a deck into a carpentry quote?
Work out a rate per square metre that covers boards, subframe, fixings and labour for a typical deck, then add balustrade, stairs and the old deck tip-off separately. Karven's carpentry items are set up that way, so you change one part without redoing the rest.
Should council approval be in a pergola quote?
Only if you're handling it. If the customer is, say so. If nobody knows yet, put permit and engineering on as its own line so it's visible.
Can the customer choose between timbers?
Yes. Put each option on its own line as a pick-one choice. They pick one and the total changes before they accept.
How do I quote doors and trim?
Per door supplied and hung, handles and locks each, and skirting and architrave by the lineal metre. All of those are in the carpentry items with a starting cost.
